RAFAAH is specialized in management of all buildings covering the following activities:

FINANCIAL
- Conduct comprehensive study for yearly service charges cost and obtain RERA’s official approval.
- Monitor all expenses in line with the estimated service charges and take early correction measures to avoid discrepancies
- Issuing service charge notices and collecting service charge payments for the Owners Association in the account specified for that purpose.
- Keeping the books and records required to be kept by law
- Preparing various contractors payments certificates according to the service level agreements.
- Help managing the sinking fund preparing technical studies for proper correction measures and insure that all efforts are employed to avoid service interruption
- Coordinating insurances and dealing with insurance claims in relation to Common Areas.
- Manage life cycle costing studies and propose actions, and budgets for optimizing performance of all assets.
ADMINISTRATIONAL
- Working with the Board to develop strategies for management of the Common Areas
- Implementing strategies, programs and plans set by the Board
- Supervising and recommending the entry into contracts, on behalf of the Owners Association
- Supervising the performance of contractors and suppliers to the Owners Association
- Communicating and considering the complaints and requests of Owners in relation to Common Areas and dealing with the same
- Submit reports on a regular basis to the board and General Assembly related to the previously mentioned issues for all technical and management matter prepare financial report related to common area services.
- Coordinating and attending Board meetings, Board committee meetings and meetings of the General Assembly of Owners
- Preparing minutes of meetings of the Board, Board committees and the General Assembly and preparing minutes
- Responsibility for owner association correspondence and electronic communications
- Follow up on behalf of the Owner’s Association for all the legal matters related to any dealings, transactions and contracting
- Implementing the decisions of the General Assembly.
12. Representing the Owner’s Association in meetings with the governmental and semi governmental entities
TECHNICAL
- Supervising defect repairs & warranty claims in relation to Common Areas
- Attending to day-to-day operational matters on behalf of the Owners Association.
- Utilities management and energy saving innovations
- Fit-Out Management for retail areas
- Confirm quality of materials used by various service providers.
- Follow up corrective, preventive and predictive maintenance to optimize all assets performance.
- Analyze technical reports and make sure that agreed service level is achieved.
- Study all technical proposals for best quality, cost and supervise implementation.
- Coordinate various technical activates so that minimum shutdown and service Interruption occurs.
